The Los Angeles County Board of Supervisors extended eviction protections through the end of the year. In fact, the vote took place on January 25, 2022.

Who Qualifies?

The protections apply to residential tenants, commercial tenants and mobile home space renters in unincorporated Los Angeles County. This will also apply to any cities in the County that do not have a moratorium in place. What is Protected?

The extension protects from eviction and associated freeze on rent hikes. This will happen in two phases, which are detailed on the DCBA’s website. The first phase began February 1, 2022 and the second phase will begin on June 1, 2022.

Basically, the county will reinstate protections against renters who fail to pay their rent. Also, Phase II will change the protection for non-payment to only lower-income tenants. However, existing protections against “no-fault” evictions will remain through March 31, 2022. Keep in mind that some other tenant protections will be lifted on June 1, 2022. Why?

Since many people are still becoming infected with COVID do not have sick leave, the county is looking to protect them from being evicted while they are unable to be paid while sick. Keep in mind that the Board of Supervisors’ vote was not unanimous, with one board member voicing concern over the need for a plan on phasing out protections. The board is continuing to look into options for both landlords and tenants.
